The Engineer’s Edge: Why Detail, Discipline and Design Matter in Development
When I arrived in the UK from India in December 2019, I didn’t have vast amounts of capital or a ready-made network. Instead, I had the practical mindset of a civil engineer and the ambition to build something meaningful.
My journey into property development hasn’t been quick, it’s been a deliberate, boots-on-the-ground evolution through every stage of the construction process. First, I worked as an engineer, then a consultant, and later, I became a contractor. Only once I’d mastered those stages did I step into development.
Today, I oversee a development business with an asset value of £18 million. More importantly, I’ve built a lean, adaptable organisation that delivers both social value and strong investor returns.
If there’s one piece of advice I’d offer anyone looking to scale in property, it’s this: build lean. When I launched Curationtech Holdings, I made a conscious decision to bring as many trades and services in-house as possible, from design and construction through to delivery. That wasn’t just a cost-saving exercise. It was a way to embed a culture of quality, accountability, and adaptability.
Lean development isn’t just about trimming fat. It’s about being agile, staying in control of your outcomes, and building with purpose. When your team is invested in the result, not just contracted to deliver it, you get projects that run on time, stay on budget, and meet a higher standard.
The best representation of my development philosophy is Wates House, a 27-unit residential scheme in Fareham, Hampshire. On paper, it could have been just another apartment block. For us, it became a flagship project, and demonstrates how social impact and commercial returns don’t have to be at odds.
Wates House was designed with one clear objective: to support local authorities with high-quality, fully managed family accommodation. Through a structured block lease with a government-backed operator, the development offers security to the local council and inflation-linked returns to investors. Everyone benefits.

I didn’t start this journey with all the answers. But here’s what I’ve learned along the way:
Start Lean: Bootstrapping teaches discipline. Don’t be afraid to start small and grow with purpose.
In-House Control is Key: The more of the process you own, the better your outcomes.
Build for Legacy: Social housing is not charity. It’s long-term, stable, and serves a critical societal need.
Be Hands-On: If you haven’t walked the site, inspected the finish, or overseen the details, you’re not really in control.
Every brick I’ve laid in this business has been about learning, adapting, and improving. I believe true development is not about size. It’s about smart systems, lean teams, and a genuine desire to leave something behind that lasts.
Wates House is a milestone, not an endpoint. For me, property is not a game of quick wins. It’s about creating enduring value, both for the communities we serve and the investors who trust us with their capital.
