Your Portfolio Got You This Far

Now it’s time to build the life it was meant to buy you

If you’ve built a property portfolio of 1-10 properties, you’re already ahead of most.

You’ve spotted opportunities, taken action and created real results. You’ve likely dealt with refurbishments, tenants, sourcing, and the reality of making deals stack. That alone puts you in a strong position.

But there’s a point many investors reach where progress starts to feel different.

Scaling isn’t just about buying more. It is growing in a safe and manageable way, which can be repeated. Scaling is how small portfolios grow into 7, 8 and 9 figure acorns, and how monthly income becomes salary replacing, reaching over £10k+a month in a way that actually feels sustainable.

When Growth Starts to Slow

At 1-10 properties, it’s common to start to see growth slow, even when you’re doing everything the same as you were before.

The key challenges which investors face at this stage:

The good deals aren’t as easy to find at a higher volume, especially when you are working within a certain area.

Your cash gets tied up with the initial investments and so can become challenging to release funds when needed, stopping the investor from taking advantage of great opportunities, when they arise.

The admin multiplies with each project you take on. This is where you need to be well organised otherwise costs and timings can easily get out of hand, affecting profitability.

A real danger of becoming a busy fool; very busy but not moving forward.

This is not usually down to motivation, the quicker you want to grow, the more work is needed. To do it well, you need to be very well organised and in control of all aspects.

This comes easier to those with more experience so if you do not have the experience, having access to a network of like minded investors on a similar journey (this really helped me during the early stages of my journey) can be really beneficial.

Common Bottlenecks

Most investors, early on in their journey, also hit at least one of these bottlenecks:

Cashflow isn’t high enough to replace a salary (or give them the lifestyle they want)

Founders are having to make decisions alone, without a clear roadmap or expert feedback. This can be particularly daunting when first starting scaling so for me, the network I had access to really made the difference.

Your power team isn’t built, so every deal feels like hard work as you have to do all the heavy lifting and everything else in between.
